The Maintenance Technician is responsible for assisting the Maintenance Supervisor in completing repairs and all tasks that ensure the property to meet all safety, appearance and operational standards under the direction of the Property Manager.

Requirements:

  • General maintenance and mechanical knowledge
  • Commercial painting experience
  • Experience in building maintenance and appliance repairs
  • Plumbing, Electrical and HVAC experience
  • Ability to work outdoors
  • Ability to work on ladders and lifts
  • Computer skills and building automation systems experience preferred
  • Reliable transportation
  • Must pass a drug test and criminal background check

 

Below is a more detailed description of the standard duties of the Maintenance Supervisor:

 

Human Resources

  • Assist in training of all team members in facility maintenance, safety, policies, and procedures
  • Attend and participate in team meetings to maintain awareness of new trends, developments, new procedures, etc.
  • Bring all concerns and issues to the Maintenance Supervisor
  • Promote wellness and encourage all team members to cultivate a positive workspace
  • Uphold all company values, goals and policies
  • Comply with all State, Federal, and Fair Housing Laws

 

Budgets & Turnover

  • Assist in the achievement of the annual maintenance and turnover budget
    • Operate within the financial budget of the property and report any needed additions or requests to the Maintenance Supervisor and Property Manager
  • Assist Maintenance Supervisor in controlling all expenses and inventory of supplies 
    • Work alongside Maintenance Supervisor to complete all work diligently and accurately throughout the Turnover process

 

Property and Maintenance:

  • Be a "Face of the property" to residents and parents alike
    • Maintain a helpful and positive customer service outlook
    • Help manage all resident complaints and take into consideration resident suggestions for improvement to property and ideas for resident functions
    • Promote harmonious relations among residents, staff, campus personnel and the community
    • Maintain constant and detailed communication with property staff and residents that have requested service or are awaiting resolution of a maintenance problem
    • Ensure billable maintenance charges are provided to the Property Manager and report/document all damages accordingly
  • Assist Maintenance Supervisor in promptly completing all submitted maintenance requests and inspections
  • Follow-up on any open service requests to assure customer satisfaction and completion
    • Close and provide notes to maintenance requests using an online portal or mobile app
  • Report any maintenance problems or concerns to the Maintenance Supervisor
    • Ensure curb appeal is maintained at all times by keeping sidewalks, lobbies, corridors, elevators, and common areas clean and free of debris
    • Ensure trash collection is coordinated with vendors to prevent the buildup of refuse and recycling materials
  • Report any needed supplies and tools to the Maintenance Supervisor
  • Complete and verify all Make-Ready requests for apartments available for move-in
    • Optimize the repair and maintenance of all HVAC, electrical and plumbing equipment and systems
  • Maintain continuous operations of equipment by troubleshooting and repairing
  • Conduct utility and equipment tests
  • Serve on-call as needed for after-hours maintenance requests
